Zapolski and Trademark buy Parkway Plaza in Napa

NAPA, Calif. (May 13, 2015) – A partnership led by Zapolski Real Estate and Trademark Property Co. has closed on the acquisition of Parkway Plaza, a six tenant retail center adjacent to the group’s Napa Center mixed-used redevelopment in the heart of Downtown Napa, Calif. The acquisition adds 77,000 square feet of retail and restaurant space to Napa Center, bringing the total area now under a single control to 380,000 square feet.

“Downtown Napa is in the midst of a true renaissance, and we’re confident that the momentum will continue as we move forward with our plans to transform the commercial center of The Napa Valley,” said Andrew Mazotti, who leads acquisitions for Zapolski Real Estate, LLC. “Acquiring Parkway Plaza allows us to both enlarge our district and gain critical frontage along key Downtown streets, which are essential to achieving our vision for Napa Center and its greater neighborhood.”

The acquired Parkway Plaza, completed in phases in 1973 and 1983, is located on nearly two acres along Coombs Street and First Street and is 100 percent occupied. Included in the acquisition are retail and restaurant tenants: Don Perico, Kohl’s, Napa Valley Casual, Jax Diner, Atlas Social and Miyamo. Immediate plans for the property are to improve the exterior of the buildings and increase signage.

“This expansion is a crucial step in revitalizing the Downtown Napa core into a walkable, multipurpose, urban district and leisure destination for locals and visitors, alike,” said Zapolski Real Estate principal Todd Zapolski. “By bringing these formerly separate properties under a single management and marketing program, we are one step closer to our vision of a diverse and dominant retail district for the entire region.”

Together, Zapolski and Trademark are underway on an over $100 million property redevelopment intended to transform Napa Center, adding approximately 40+ shops and restaurants, as well as a 183-room boutique luxury Archer Hotel to the surging Downtown area. The redevelopment will include new hardscape and landscaping, seating areas, water features and a public art program. Completion is slated for fall 2016.

WestBend adds restaurant, boutique, and spa to retail mix

Fort Worth’s WestBend development officials announced today the addition of a restaurant and bar, a fashion boutique and a spa, all new players to the city’s retail market.

WestBend developer Trademark Property Co. said the new tenants include: neighborhood restaurant & bar HG Sply Co., fashion boutique Pax & Parker and Texas-based Woodhouse Day Spa.

 

“In the past month alone, we’ve announced more than 32,000 square feet of restaurant and retail tenants coming to WestBend, and leasing remains strong,” said Terry Montesi, CEO of Trademark. “HG Sply Co., Woodhouse Day Spa, and Pax & Parker contribute to the fresh, walkable outdoor ambience we’re working to create at WestBend.”

HG Sply Co. will open a 3,800-square-foot location with a 5,000-square-foot patio along the Trinity River and Trinity Trail in late 2015. The neighborhood restaurant and bar has a menu that uses all-natural ingredients that balances great flavor with natural, unprocessed foods, according to the company. HG Sply has a Dallas location at 2008 Greenville Ave.

Pax & Parker is a fashion boutique that will debut its first location at WestBend. The 1,364-square-foot store is slated to open in fall 2015.

Woodhouse Day Spa is a full-service, luxury day spa that was founded in 2001 in Victoria, Texas and has since expanded across the country. The WestBend location will occupy 5,240 square feet and is slated to open in fall 2015.

HG Sply Co., Pax & Parker and Woodhouse Day Spa will join the line-up of current WestBend tenants, including Zoë’s Kitchen, East Hampton Sandwich Co., and Silver Fox, as well as The Fresh Market, scheduled to open in mid-June, Grimaldi’s Coal-Brick Oven Pizzeria, opening this fall, and Tyler’s, expected to open in early 2016.554ce42f58b39.image

Redevelopment efforts are currently underway at WestBend, including adding new retail, restaurants and a new 81,150-square-foot building that will include The Fresh Market on the ground floor and 57,000 square feet of new Class A office space, including Regus, directly above. Upon completion in fall 2015, WestBend will include 278,000 square feet of retail, dining and office space.
